Dunas, located in the municipality of Grândola - close to Praia do Pêgo -, is a low-density private condominium of around 1,010 hectares, surrounded by a protected forest area of 460 hectares.

Residential area

The Dunas residential area is made up of large plots, ranging in size from 3,000m² to 12,000m², allowing for a maximum occupancy of up to 726 housing plots, with a building index of just 6 per cent. However, in order to guarantee a more exclusive and preserved environment, the number of plots will be reduced to approximately 310, which will result in a lower housing density and a significant decrease in the total number of beds, reinforcing the commitment to sustainability and quality of life for residents.

Hotel and Tourism Zone

The area dedicated to hotels and tourism in Dunas will include two luxury hotels. The first hotel will include 142 rooms, 60 hotel villas and 64 Branded Residences, offering a differentiated and exclusive accommodation experience. The second hotel will have a more intimate configuration, with around 70 rooms and 66 Branded Residences, offering a high standard of stay, combining comfort, privacy and harmonious integration with the surrounding nature.

Construction features

The buildings at Dunas will stand out for their use of wood construction technologies such as CLT (cross-laminated timber), Glulam and Wood-frame, guaranteeing sustainable and resistant structures. All the buildings will be classified as NZEB (Net Zero Energy Buildings), with A+ energy certification and a positive carbon footprint, capable of capturing and sequestering CO2, in line with the EU's 2050 objectives. In addition, recyclable, durable and organic materials such as stone, solid wood and cork will be used, reinforcing the commitment to sustainability and energy efficiency.

Energy Community

The Dunas Energy Community, in partnership with Greenvolt Communities, represents an important step towards sustainability. Two energy communities will be created, one for each plot, where photovoltaic (PV) panels will be installed on all the buildings and technical areas. These communities will also have Tesla Powerwall batteries, enabling the development to achieve up to 99 per cent energy autonomy, with low-cost renewable energy at a fixed price for 15 years. This energy model contributes significantly to decarbonisation, in line with Vanguard Properties' sustainability objectives.

Sports

Dunas offers a wide range of sports infrastructures, especially the Par 71 golf course, designed by the prestigious architect David McLay-Kidd. Various sports facilities are also under development, including a tennis academy, paddle tennis, pickleball, a gym and a swimming pool, covering a total of 28 sports. These facilities will be open to the public, promoting an active and healthy lifestyle for residents and visitors.

Infrastructures

Dunas will have a built environment designed for sustainability and functionality. The infrastructure includes cycle paths that run throughout the development, promoting sustainable mobility, as well as three autonomous entrances that guarantee convenient and safe access. The lighting system will be intelligent, optimised for energy efficiency. The Waste Water Treatment Plant (WWTP) will have tertiary treatment, allowing the treated water to be reused for watering gardens and golf courses, reinforcing the commitment to sustainable resource management.
